Flood damage or Water Damage? What is the difference?

Flood damage is usually from an outside source of water. During the monsoon season in the Phoenix area there can be sudden down pours and many homes will have water coming in under the doors or foundation. Usually this is NOT covered by your standard homeowner’s policy. This would be an event covered by the National Flood Insurance program administered by FEMA.

Water damage is usually covered under most homeowner’s policies. Water damage is a broken pipe or supply line, toilet overflow, leaky roof, broken water heater, or malfunctioning water heater. This is a basic list. A general rule of thumb is, IF the water came from within the house or from above the house it is considered a water loss.
